The proposed EGA Sistemi has innovative content and somewhat debunks some of the prejudices of non-experts. As known, most of the energy required by a dwelling is used to heat the rooms. It is estimated that the possibility of being able to individually control their own costs of heating involves energy savings ranging from 20% to over 35%. It ‘also known that the distribution of heating costs according to the thousandths is not the best solution: the user wants to pay only a function of their consumption. The division with the thousandths penalizes the user because it pays the share of heating, even when it is not present in the house, not to mention the waste of resources to warm environments where there is none, or when it’s too hot and you open the windows: the contabilizzatore is a kind of psychological deterrent because the “waste” is not divided into thousandths.

However this need in Italy has responded over the years by proposing the installation of autonomous boilers for each apartment: a choice loser in terms of energy, pollution and safety. The correct solution is to adopt a system which combines the advantages of the centralized system – thermal efficiency higher than that of an individual boiler, installation costs and lower maintenance costs related to so many family systems, more safety due to higher maintenance checks periodic with respect to individual boilers – independence of operation of a boiler system autonomous.



It should be emphasized that accounting in residential buildings is mandated by resolution IX/2601 of 30/11/2011 and subsequent amendments and additions within the following timeframes.

[...] Provides for the adoption of the thermoregulatory systems and heat accounting for thermal systems serving more housing units, in order to encourage the reduction of energy consumption through the sharing of the costs for space heating according to the actual consumption of each unit. [...]

In the following cases the adjustment date shall be extended to 1/8/2014:

- Heating systems for which there has been a change of fuel after the 1/8/97;

- Heating systems connected to district heating networks after the 1/8/97;

- Systems for which it is approved a restructuring plan that allows an overall improvement in energy efficiency not less than 40%.

The penalties for those who do not adapt in time and manner required by the resolution are high: from 500 to 3000 Euros for each housing unit (also apply to the owner or administrator)

Accounting for indirect requires three components:

- Distributor of consumption (one for heater)

- Thermostatic valves (one for heater)

- Antenna receivers (about one every two floors).

The thermostatic valve is installed in place of the old radiator valve and allows to adjust, by means of an integrated temperature sensor, the temperature desired and chosen by the user.

The transfer of consumption has the heat emitted from the radiator so you have to pay only the actual consumption.

In this way, each user has the advantage that lower fuel consumption, the less expense for heating as it happens in autonomous systems.

Data transfer case consumption are sent by radio to the appropriate antennas installed in the stairwells that receive and store data. The reading of the consumption takes place outside of the apartment (without trouble for the owners) by connecting directly to the antennas or by adding a gateway (GSM / IP) you can make a tele-reading the data guaranteeing the utmost respect for privacy the condominium.


In systems with horizontal distribution is have separate circuits for each unit, in this case do not install the splitter heat of each radiator, but only a calorie counter at the entrance of the derivation of the distribution of each unit. The cantatore of calories measure the thermal energy drawn from the plant centralized heating and transmits data via radio or via bus transmission to a central data collection (same characteristics of the antennas receivers).

This prevents proper distribution of heat inside the building, especially to the upper levels, causing unnecessary consumption of energy. It will be the same condominium that unknowingly foster the flow of heat in those apartments that need them most. It is thus to optimize the distribution of heat in the building.

Who spent at home all day is not going to pay more than the micron count, but would still pay less using the lowest power consumption at the level of the whole building (the overall fuel bill will in fact be lower). All will benefit from a system rebalanced both in terms of comfort in terms of both energy and cost savings.

If, in every single real estate unit is installed and running a temperature control system with which to set the periods of comfort and economy (possibly combined with heat metering) you can extend the duration of the activation of the centralized 24 hours (Law 10 – 91 and Presidential Decree 412 of 26/08/93), going to facilitate those who occupy the apartment in the daytime hours, generally to suspend the heating.

The heat metering systems EGA associates the need for an after-sales service which consists of:

• Management and maintenance of the system

• meter readings

• allocation of heating costs.

If the Administrator wants to make himself such transactions, gaining on such operations, EGA Systems provides the administrator with the software directly.


Expenses relating to a heating system include:

• Expenditure management: conduction, maintenance, administrative management

• Reduced operating costs: fuel, electricity at the service of heating.

These are merged into one and the division is in principle well done:

• Fixed Fee: equal to a fixed percentage of the total expenditure (normally between 30 and 50%). The fixed fee is the energy loss of the building and is approved in the meeting of condominium (E ‘advisable building energy analysis for the determination of that part). This fee is then split between the condos on the shares thousandth power.

• Quote to consumption: the remaining part of the expenditure is then apportioned in proportion to the individual consumption measured.


The cost of recording is around 100-120 € per radiator. For the services of data analysis, based on the type of accounting installed you will have 3-5 € Radiator for processing performed (1 or twice a year).
